From lot evaluation and design to permits, framing and final inspection, see what happens at each stage of a custom build.
Building a new home in Tampa is exciting, but it helps to know what comes next at every stage. Timelines vary with size, design and site conditions, so treat this as a general roadmap rather than a fixed schedule.
Step 1: Evaluate the Lot for Your New Home in Tampa
Before design starts, confirm zoning, setbacks, utilities, soil conditions and flood zone. Coastal and low-lying lots may require elevated foundations. A survey and, where needed, an elevation certificate set the starting point for everything that follows.
Step 2: Design and Engineering
Work with your builder and designer on floor plans, elevations and finishes. Structural engineering ensures the home meets Florida Building Code wind and flood requirements. Making key decisions now prevents costly changes later. Our design services cover this stage.
Step 3: Financing and Permits
Most owners use a construction loan with draws released as work is completed. At the same time, drawings go to the building department for review. Permit times depend on the jurisdiction and how complete the submission is.
Step 4: Site Work and Foundation
Crews clear and grade the lot, set utilities and pour the foundation. Elevated homes in flood zones may need pilings or stem walls. Inspections confirm the foundation before framing starts.
Step 5: Framing, Roof and Dry-In
Walls, floors and roof go up, followed by windows, exterior doors and roofing. Once the home is dried in, interior work can continue regardless of weather.
Step 6: Rough-In and Insulation
Plumbing, electrical and HVAC are installed inside the walls and inspected. Insulation follows to meet energy code.
Step 7: Interior and Exterior Finishes
Drywall, cabinets, flooring, trim, paint, fixtures and exterior finishes bring the home to life. This is often the longest visible phase.
Step 8: Final Inspection and Walkthrough
After final inspections and a certificate of occupancy, you walk through the home with your builder, note any punch-list items and receive your warranty information.
